The value of a multifamily real estate asset (legally considered as commercial real estate above 5 units) is primarily determined by its performance, as a multiple of its net income. Consequently, an optimization strategy consisting of increasing rents and reducing expenses makes it possible to create exceptional added value in a few years, independantly from external market conditions. This is one of the major advantages of this category of real estate assets.

Thanks to its accessibility in terms of rents, this asset class meets the rental demand of the majority of the working population who are looking to settle permanently in areas that offer great employment opportunities. As new constructions have become far too expensive to match the revenus of the american middle class, the only viable alternative is the existing multifamily segment. Demand is therefore sustained, which leads to an excellent rate of rents increase and amazing performances.

The existing multifamily real estate segment is the only one that is responding to the affordable housing crisis for the working middle class in the heart of the American job market. In the USA over the last ten years or so, it has become almost impossible for workers to find housing in new construction, which has become far too expensive to be viable in the long term. At the same time, access to home ownership has become more difficult, considerably increasing demand in the rental market.

The acquisition of a stake in a large real estate portfolio makes it possible to smooth out the rental risk on several apartments. Thus, in the event of unpaid bills or problems in one lot, the overall performance is only slightly affected. This strategy also includes geographic diversification within each real estate company, with several cities with complementary fundamentals targeted and therefore several real estate markets.
